Description
These 3 unique villas in 2/3 sea line are located in a quiet and central area close to the capital of Palma. The houses are currently under construction, and completion is scheduled for the end of 2024. You have the possibility to choose between 3 or 4 bedrooms. STRUCTURE
Foundation on insulated isolated and continuous reinforced concrete
footings. Reinforced concrete walls in basement.
Sanitary floor slab of self-bearing joists on the ground floor. Metal and
reinforced concrete pillars to support the grid slabs.
ROOFS
Inverted flat roofs, water-proofed and thermally insulated. The accessible
areas are clad in natural stone or anti-slip porcelain stoneware tiles, and the
non accessible areas with gravel.
EXTERIOR WALLS
Façade walls formed by exterior brick layer, mortar lined and finished in
natural stone, with a thermo-acoustic air chamber filled with rockwool, and
dry partition interior wall, formed by two panels of laminated plasterboard
(water resistant in bathrooms) on galvanised steel profiles.
INTERIOR DISTRIBUTION
Interior distribution made using dry partition walls. On a bearing
structure of galvanised steel, with two panels of laminated plasterboard
mechanically fixed on each side. In bathrooms and toilets, one of these will
be water resistant. Rockwool thermo-acoustic insulation will be placed
between both sides.
FALSE CEILINGS
False ceiling throughout the home of laminated plasterboard on galvanised
steel bearing profiles.
FLOORING AND CLADDING
Flooring of large format natural stone or anti-slip porcelain stoneware on
terraces, sun deck and exteriors. Cobbles in parking area.
Walls painted with smooth plastic paint, except in bathrooms and toilets,
which shall be painted or tiled with natural stone or porcelain stoneware.
Ceilings painted in smooth plastic paint.
EXTERIOR CARPENTRY
Avant garde design that combines resistance, lightness and luminosity
with minimum visible section of aluminium. High thermal and acoustic
performance, with thermal bridge break and Climalit type double glazing
with insulation chamber. Depending on the room, tilting, sliding, hinged or
fixed doors and windows will be installed.

Designer kitchen, without handles, units made of high density waterrepellent
board, completely fitted with high range home appliances. The
equipment includes microwave, refrigerator, freezer, dishwasher, and
extraction hood embedded in ceiling. Central island with induction hob, oven
and storage space. Counters on kitchen and island bottom units, of porcelain
stoneware 12mm thick. Hidden power and USB sockets, of stainless steel.
